Phaeton Development Group, Ltd. (FD Group) is a specialized company within PHAETON Holding Company, providing development, investment and merger and takeover management services. The company has been on the market of real estate and business mergers for 15 years. The company specializes in dealing with land plots.
FD Group selects, purchases and sells land plots and real estate, provides legal and financial analysis, changes the intended use purpose of the land or facility, coordinates issue of permits, works to develop the land and construct new facilities, provides comprehensive design services, serves as building owner during the construction stage, carries out legal formalities and manages real estate.
Development Strategy
According to the strategy of its development, the Company prefers to deal with the most valuable objects in demand on the market. FD Group today offers investors projects of business centers, entertainments cents, logistical parks, hotels, gas station chains and country homes in St. Petersburg and other large cities of the CIS. The Company’s project portfolio is highly diversified, and it allows to balance the portfolio structure, improve reliability and implementation of the projects, and minimize the risks for the investors. Mean profitability of investment monies is 30%.
Over the last two years the Company showed excellent dynamics of major financial indicators. Compared to 2006 results, revenues doubled, and investment volumes increased by over four times, reaching in 2007 the level of RUR 3.5 bln. This dynamic has shown once again that the company can effectively manage even larger assets.
Project Portfolio
As of today the Project Portfolio includes 70 projects. Flexibility, client-oriented approach and transaction security allows FD Group to cooperate successfully with leading companies in various economy sectors. Over the years FD-Group’s clients included FISHMAN GROUP, Shell, OBI, TNK-BP, Trigon Capital, Technopolis, VAPO, CA Fastigheter AB, AERO, METRO, Systema Gals, M.Video, O’KEY, Karusel, and X5RetailGroup.
Within the next three years the Company intends to expand its geography. In 2008-2010 FD-Group intends to continue operating in 24 cities with half million residents. Our priority directions are Voronezh, Orenburg, Volgograd, Izhevsk, and Ulyanovsk. The regional project portfolio includes a chain of gas stations in Moscow, agribusinesses in Voronezh and Orenburg, trade centers in Krasnodar, and several more real estate projects are pending approval in Orenburg and Nizhny Novgorod.
Six more branch offices will open in 2008-2009 to assist in optimizing the management structure. New branch offices will open in Moscow, South, Center, Volga, and Volgovaytsky Regions, and in the Urals. Today the offices of the Company function in St. Petersburg and Moscow.
